Pros and Cons and Unknowns of forming the LLC (Discussion page)

Pros

* Rent paid to LLC for Gaia's use would go into the LLC operating budget to pay utilities, taxes, and provide for capital improvements/investments into the property which would only enhance our presence/use of the space
* Being a part owner of the property, Gaia would be entitled to a % based portion of all "profits" from the additional renters of the space
* This property is part of a larger Green Community revitalization of downtown/midtown with like minded people
* This property would be a shared space with other like minded groups with whom we could share membership/programs/events with that we have not had opportunity to reach out to/work with in the past
* Property management would not be placed solely on Gaia Community or it's elected/lay leadership. It would be a shared responsibility with the other owners/property committees
* While not a complete space of our own, we would have more freedom and control over the look and feel of the space

Cons

* There is a financial risk in any investment. If the property could not gain enough paying renters, there could be financial issues in the future including loss of the space
* While part owner, we will still be restricted within the confines of negotiation with the other partners in how and when the space can be used by Gaia. We will not have free and unchecked run of the space like we would in a space fully owned by Gaia
* Proposed grants to fix up the location (new roof, new wiring, new flooring, etc) may not be easily obtained. Capital improvements may exceed partner invested dollars

* Acutal costs of running the space. The building has been unoccupied (on the non-childcare side) for several years. It is unknown at this time what utilities will cost. Estimates are forthcoming and should be provided at the Spcial RfB at the space starting at noon 2/18/12 with a tour and formal meeting at 1:00.
* Day traffic outside the building
* Night traffic outside the building
* Parking (We are awaiting an answer regarding shared parking with the funeral home or AB May up the street
